BEFORE MOVING IN:

  • 1. Richard Hunt, Manager of properties: Call (585) 721-2376 or email rmhhouses@yahoo.com for general property management issues, such as lockouts, plumbing leaks, clogged drains, appliance problems, heat or hot water problems, as well as any issues pertaining to the lease. Call anytime and please leave message if no answer.
  • 2. Rochester Gas and Electric: Two to three weeks before your lease starts, go to www.rge.com to establish a new account in your name. You must have gas and electric service turned on in your name upon your arrival. Ask about the Budget Plan, as it may be most beneficial to your situation. Also, be prepared to give RG&E the existing meter readings. New meter readings should be given to RG&E within 24 hours after your arrival. You should retain these readings through one or two billing cycles to ensure you are only being billed for your usage and that there is no carry over. With advance notice, you may also make appointment to have a RG&E service tech take onsite readings for you. Please contact RMH Houses if you have any questions about taking readings or locating the meters.
  • 3. Internet Service: Internet service is provided through either Greenlight Networks or Spectrum. If you are having any issues with Internet service (e.g., no service or intermittent service), please contact either Greenlight or Spectrum. If you are unable to have the issues resolved, please contact RMH Houses. Installation of new cables throughout the house is prohibited. Drilling holes in walls for installation of new cables is prohibited.
  • 4. Getting house keys: Two to three weeks before your lease starts, contact RMH Houses to have your new keys mailed to you. All four or five keys will be mailed to the first tenant arriving at the house so they can then distribute keys to the others. If tenant(s) are local to the Rochester area, please stop by RMH Houses office for pick-up of keys.

HANGING PICTURES AND POSTERS, ARTWORK ON PICTURE RAILS:

Tenants may want to install some personal decorative items, pictures, mirrors, etc. For this purpose RMH Houses has provided tack strips (picture rails) in virtually every room. This is the only location where tenants can put up personal items. By using the provided tack strips, damage (including holes, marks, etc.) to the walls can be avoided. The tack strip is a long slat of wood about 4″ wide, about 5 feet above the floor. Tenants may us small wire brads (thumb tack size), or 3M brand removable Command Strips only on the tack strips (not walls or ceiling or woodwork trim). Tenants are responsible for removing all adhesive, tacks, tape, when they move out. Under no circumstances shall tenants be permitted to install anchors or hooks (e.g., nails, screws, hooks, etc.) into walls or wooden trim, or doors for any reason.

EXISTING PROPERTY CONDITION AWARENESS:

RMH Houses makes every effort to ensure that the move-in condition of house is acceptable to tenants and meets or exceeds ordinary standards for cleanliness and functionality as compared to similar rental properties in the area or same market. However, it is very important for tenants to bring to the attention of landlord any concerns upon moving in so they may be addressed. Otherwise it is assumed that the house will be returned to landlord at end of lease in a very good and very clean condition, suitable for re-renting.
