Funds Required and Disclosures

Two payments are due before move-in (each payment is equal to one month’s rent).

#1: Holding Deposit = Damage Deposit: Due at time of securing the house for rental. The Holding Deposit assures that your house will be held exclusively for you. Please note that once the Holding Deposit is placed, we will forego all other rental opportunities, and therefore the the Holding Deposit is non-refundable. This deposit will be used as your damage security deposit once your lease starts.

#2: First Month’s Rent: Due on or before August 1, or actual move-in date.

Once your Lease Contract has been signed by all parties, a Move-In date will be provided. On or before the Move-In date (typically August 1st unless a different date is provided), please be prepared to pay your First Month’s Rent and if not paid yet, the Damage Security Deposit*.

*Damage Security Deposit will be returned at the end of the lease if tenants have not damaged the house in any way and the house is in a very clean and sanitary condition, and in accordance with other terms of the lease.

Other Basic Requirements**

  • Parent (or guardian) cosigners are required of each tenant/applicant
  • No pets
  • 12-month lease is required
  • Tenant is responsible for establishing an account with Rochester Gas and Electric (RG&E) in their name (except for the May Street house).
