Notice to All Applicants

FUNDS AND BASIC INFORMATION

  •   First payment:  To secure a house for rental please be prepared to pay a Holding Deposit which is equal to one month’s rent.  Once collected, the Holding Deposit assures that the house you have chosen will be held exclusively for you and that you may enter a lease for the house.   Note that once placed, Holding Deposits may be non-refundable.

    The Holding Deposit will typically be collected months in advance of the actual move-in date.  The Holding Deposit will then be applied toward your Pre-paid Last Month Rent.  In other words the Holding Deposit will be applied toward the last month of a 12 month lease.   (for example: first payment – a house which rents for $1500 per month would require a $1500 Holding Deposit).

  • Second and Third payment:  Once a lease has been prepared and signed by all parties, and prior to the move-in date, please be prepared to pay your First Month Rent and a Damage Security Deposit*.  Keys will be issued to renters when these payments are made.  (for example a house which rents for $1500 per month would require a $1500 First Month Rent and a $1500 Damage Security Deposit, both due on or before the move-in date)  Altogether the Holding Deposit plus First Month Rent plus Damage Security Deposit adds up to $4500  ( $1500 x 3 = $4500).

* Damage Security Deposit will be returned at the end of the lease if their is no damage and the house is clean, and in  accordance with the terms of the lease.

  •  Parent (or guardian) cosigners are required of each tenant/applicant
  •  No pets
  •  One year lease required

  • Tenants shall guarantee that the house be regularly cleaned and in good condition. Landlord reserves the right to hire professional cleaners and be reimbursed by tenants if it is determined that tenants are not sufficiently cleaning house.
